A client asked me last week, is this actually worth the hype, or just a big name charging more for the same thing. Fair question honestly. Let's just go through it.
Oberoi Realty's the developer, same name behind Three Sixty West and Oberoi Garden City in Mumbai. Forty years in the business, good track record. Construction's handled by L&T, which helps, build quality tends to hold up better with a name like that overseeing things.
Oberoi stayed in Mumbai forty years. Never touched Delhi NCR once. So when Oberoi Three Sixty North got announced in Gurgaon, people noticed fast. This is genuinely their first project outside Mumbai.
Just one or two homes sit on each floor here.
4 BHK homes, around 5,500 sq ft, start near ₹18.5 Cr. 5 BHK with a staff room, about 8,500 sq ft, starts near ₹30.4 Cr. Bare shell rate runs ₹38,000 to ₹45,000 per sq ft. Interiors cost extra, that's just shell price.Compare that to Oberoi's Three Sixty West in Worli, selling above ₹92,000 per sq ft on resale right now. Gurgaon's entry point looks decent next to that.
RERA number's RC/HARERA/GGM/2451/2046/2024/164. Individual towers carry their own separate numbers too. Confirm this directly on hrera.gov.in before booking anything. At this price, don't just trust a sales pitch, match unit size, possession date, and tower details yourself.
That 4-acre lake's genuinely rare. Nothing else on Golf Course Extension Road offers anything close right now.
Grand Hyatt Gurgaon sits inside the same precinct, part of the actual master plan, not just some hotel nearby. Residents get walking access to the lobby, dining, spa. Rapid Metro's about 3 km away at Sector 55-56. DLF Cyber City's roughly 10 km, quick drive. IGI Airport's around 10-12 km out. NH-48 gives easy access toward Delhi. Ardee Mall, Worldmark Mall, Airia Mall, all within reach too.
Golf Course Extension Road's been one of Gurgaon's strongest luxury stretches for years, so location genuinely backs part of this price. But a good chunk of the cost comes from the Oberoi name itself, their Mumbai record carries real weight. Worth it depends how much you personally value that brand history versus buying purely on land and amenities. At True Asset Consultancy, we tell HNI clients the same thing every time this comes up, brand name matters, but compare it against two or three similar launches on the same road first. Price looks steep today, but this corridor keeps climbing, waiting probably won't make it cheaper.
When's possession actually starting?
Around 2030-31. Long term commitment, not something you're moving into soon.
What's the entry price?
Roughly ₹18.5 Cr for 4 BHK, up to about ₹30.4 Cr for bigger 5 BHK homes with staff quarters.
Is it actually RERA registered?
Yes, under RC/HARERA/GGM/2451/2046/2024/164, each tower carrying its own separate number too. Always check directly on hrera.gov.in before booking.Oberoi Three Sixty North
