Diplomatic Enclave in Dwarka is close, which is partly why this area has a decent number of expat families. Schools nearby — GD Goenka, Delhi Public School, DAV. Gyaananda School is literally less than 1 km from the gate.Big hotels in the Sobha International City— JW Marriott, Taj Vivanta, Radisson Blu, The Leela, Oberoi. Not that you'll eat there every day, but it tells you something about the kind of neighbourhood this is.IFFCO Chowk metro is about 12 km out. Fine if you drive, worth knowing if you depend on metro daily.

The homes

3, 4, and 5 BHK villas. Sizes go from 3,153 sq ft for the smaller 3 BHK all the way to 7,330 sq ft for a big 5 BHK. G+2 floors. 479 units total across 4 phases.70% of the land is open — gardens, pathways, breathing room. That ratio is hard to find in Gurgaon anymore.

What you'll pay at Sobha International City

3 BHK starts around ₹5.50 Cr. 4 BHK sits somewhere in the ₹7–9 Cr range. 5 BHK goes from ₹12 Cr and up. Per sq ft it's running ₹17,900 to ₹20,400 depending on which phase and which unit.Resale units in Phase 1 sometimes come at better numbers. Can I move in right now or is Sobha International City still being built? 

Phase 1 and 2 — move in tomorrow if you want. People are there. Phase 3 and 4 wrapped up around December 2024. The whole project is done. We can take you for a site visit any day — you'll see real lived-in homes, not showrooms.

Is it better to buy here to live or as investment?

 Both work, genuinely. For living — space, greenery, good schools nearby, families already settled. For investment — Dwarka Expressway has moved well in the last few years, villa supply in this belt is limited, and expat rental demand is real because of the Diplomatic Enclave closeby. Not a guaranteed return, nothing is — but the fundamentals are solid.

Home loan possible on this? 

Yes. Most major banks are fine with this project. Sobha's name and the RERA registration make approvals smoother than usual.
